Your property is overpriced:  If a property is overpriced, it's simply not going to sell.  To get a better idea of your home's true value, honestly compare your property to similar properties that recently sold within your area.

Your online listing quality is poor:  Since most buyers begin their search online, listings should include at least 15 to 20 high quality photographs of the interior and exterior of the property, as well as a bullet list of property amenities.

You are present at showings:  Let agents handle showings.  Buyers don't want to have a seller lurking over their shoulder during showings.  Buyers will rush through their showing if a seller is present.

Your home isn't thoroughly cleaned:  Clean your home from top to bottom, including the carpeting and windows. Hire professionals if needed.  Aim for a model home appearance.

Your property is cluttered:  Even if your home is clean, clutter can be an issue.  Too much furniture and miscellaneous decor can make your house feel smaller than it is and distract buyers.

Your property is dated and needs too many repairs:  The more repairs and updating required, the less likely a buyer will choose your house.  Buyers prefer to buy homes that don't require major repairs or updates for at least 5 years.  Roof shingles, HVAC systems and appliances over 10 years old can cause buyer concern, as they are costly updates.

You hired the wrong real estate agent.  Your real estate agent is an essential team player who can make or break your home purchase or sale.  Pick the wrong agent and you can be in for a frustrating experience and end up losing out.
