Timing Your Home Sale from List Date to Close Date

Question:  I need to move and relocate mid-February.  When should I list my home for sale? 

Your first step would be to start interviewing Realtors right away, as you don't have much time!  Once you select your Realtor, ask them for a list of staging and home improvement suggestions to ensure that you go on the market in tip top shape.

Days on the market from list to contract vary on area and property condition.  The Realtors you interview should provide a free market analysis that compares your home to similar properties in your area.  This will give you a good idea of where to price your home as well as an estimate of when you will receive an offer.

Once you estimate the average days on the market in your area, you'll need to work backwards from your desired moving date.  For example; if your MLS area shows an average days on market to contract of 70 days, you'd list your home 4 to 4.5 months before your desired move date.   This would allow 60 to 80 days of market time to contract and another 45 to 50 days from contract to close.  Most closing dates can be negotiated within reason so you should be able to make your target date.

If your future plans have you moving into a rental property on the other end, and you don't need the money right away, you'll have more timing flexibility.
