Steps to Rent Your Property:


During this step, we will have you fill out our RENTAL INTAKE ASSESSMENT FORM.  This form provides our staff with a basic understanding of your home and the goals you are attempting to achieve.


Your property will then be assigned a Property Manager who will contact you to schedule a complimentary Rental Evaluation. From the information gathered during this visit, you will be provided with a suggested rental rate based upon your home’s characteristics, and a list of any maintenance or updates that may be necessary to achieve your desired rental amount.


Once you choose Acuity Group to manage your property, we will immediately create and implement your rental property marketing plan which includes;

  • Inside and Outside Photographs
  • Posts to Numerous Online Rental Sites
  • Weekly Posts to
  • Entry to Acuity Group’s Website
  • Entry to Acuity Group’s Social Media Sites

Our selected online advertising sites have proven track results that attract hundreds of prospective tenants which means quick tenant placement for you!


When a tenant expresses interest in your property and requests a showing, we pre-screen them based on our established OCCUPANCY CRITERIA  and your established pet policy. This ensures that your property is only shown to qualified tenants. Note: Showings are conducted exclusively by Acuity Group personnel.

Once we obtain a formal Rental Application from a prospective tenant, we process a thorough credit and background screening using the sophisticated CIC Reporting Residential Scoring System permitting us to gather detailed information such as;

  • Credit History – including liens, judgments and collections, risk and credit scores
  • Rental History and Landlord verification – including national eviction search
  • Criminal Background and National Sex Offender database search

If all information is acceptable, Acuity Group then contacts the prospective tenant’s current employer for verification of employment and income, as well as their past and/or present landlord for a current rental reference.

Once a tenant’s application is approved, their Security Deposit is collected, lease documents and addendums are drafted, and signatures are gathered.

Acuity Group works with both tenants and owners to establish lease terms. All leases and contract addenda clearly protect the rights and define the responsibilities of each party.

We coordinate all move-in services, meet with your tenants on the day of move-in, and provide keys and final instructions.


Once a tenant is placed in your property we perform ongoing Property Management Services:

  • Online ACH Tenant Rent Collection & Landlord Auto Deposit
  • Property Inspections

Move Out, Lease Renewal Services:

Whatever is next in store, we can handle it. Many of our tenants will stay in their rental homes for years and Acuity Group handles the lease renewals as they come due.

If your tenant decides to move out, we provide explicit cleaning instructions and thoroughly inspect your property upon move-out ensuring it’s ready for the next person to move in.
