Steps to Renting a Home from Acuity Group
First, please review our OCCUPANCY CRITERIA to make sure we can work together. Then, take a look at our available homes to find one that interests you!
If you can meet our Occupancy Criteria and locate a Rental Home that you’d like to preview, complete the online TENANT QUESTIONNAIRE form. The information in this questionnaire provides our staff with the details of what type of rental you are looking for, when you need to move, and if the property you are interested in meets your needs. A Property Manager will review your Tenant Questionnaire and contact you to arrange for showing. Showings typically take place Monday-Friday, 8:30 to 4:00 p.m.
After you preview the Rental Home in person and you like what you see, complete our online RENTAL APPLICATION. Each person over 18 years of age who will be residing in the Rental Home needs to complete the Rental Application and pay the $35.00 per person, non-refundable, application fee.
Rental Applications are processed Monday-Friday, 8:30 to 4:00 p.m. and are usually processed the day they are received. Following processing of your application, you will be notified immediately of your application status. If you qualify, then the decision to rent is yours. Note: Acuity Group processes one application, per home, at one time.
The Security Deposit, which in most cases is equivalent to the monthly rental rate, must be paid immediately via Cashier’s Check. This secures the property in your name, signifies to the owners that you are serious about moving in, and indicate to us we no longer need to market the home. This deposit is completely refundable at the end of your lease term, assuming no damages have occurred to the home.
Once we receive the Security Deposit, lease documents and contract addenda are drafted and signed by the Tenant/s and Landlord/s. The details are then finalized in preparation for your move-in.
On the day of your move, we will meet with you to transfer keys, walk through your new home, and take care of any questions or concerns. You will have already transferred utilities into your name and made arrangements with your cable or dish provider. Upon move in, you will be given our Emergency Contact information and a move-in condition report to complete and return for our file.
